Thorney How offers a range of pleasant, sociable and welcoming environments for its guests to enjoy. The flexible accommodation can cater for individual bookings, couples, family rooms, small groups and large groups.

The main gentleman’s style residence - up to 24 beds (reduced in 2021) - with the 400 year old farmhouse and Georgian period extension is charming and has well proportioned rooms with fabulous views onto the grounds and the distant Fairfield / Helvellyn mountain range. Typically rooms are Georgian built with features, all have interesting views, are comfortable and warm, carpeted, and are situated either on the ground floor or first floor. All bedding and bed linen is provided. Please bring your own towels (Double and Twin rooms towels are supplied).
All main house rooms are en-suite. Including 3x double, 1 x twin, 1 x family room – with up to 4 beds. 2x larger 6 person family rooms
The separate bunkhouse accommodation has up to 16 beds. All rooms in the Bunkhouse are comfortable, carpeted and located on the ground floor with views across Lakeland fells. Bed linen is provided unless otherwise stated. Fully upgraded in 2013 with quality showers, and good heating throughout. The bunkhouse currently does not have it’s own social space or catering facilities, these are shared with residents in the main house.
During 2014/5 a second phase of development was completed continuing the new heating system throughout the property and introducing the first en-suite rooms.
From 2017 this now includes seven en-suite rooms in the main house. There are now a total of 10 showers for up to 42 (this figure has been reduced to 40 in 2021) people.
In 2018 we upgraded our security with external smart locks and adding a new hand crafted reception desk built using locally sourced wood. This allows us to better manage guests entering the building and by offering daytime access for our main house en-suite rooms.
Private parking, secure cycle store, drying room, licensed bar, free superfast wifi, outdoor seating and spacious and peaceful grounds — everything you need for a comfortable stay perfect for Group Accommodation.
Please be aware that We do not accept dogs! No dogs to be left in cars!

We have three Double rooms, all easily accessible on the ground floor with magnificent views across the garden with our rare breed sheep and with the backdrop of the Fairfield and Helvellyn ranges in the distance.
Facilities include wooden double beds with duvet, throw and comfortable pillows, small table or chest of drawers, storage alcove, in room tea and coffee making facilities. With complimentary towels, shampoo / conditioner and body wash. Free unlimited usage of broadband Wifi and USB charging points. These rooms are fully carpeted.
(Also available as a single room.)
Situated on the first floor our Twin room enjoys a little extra privacy and space, again with magnificent views across the garden with our rare breed sheep and with the backdrop of the Fairfield and Helvellyn ranges in the distance.
Facilities include separate twin wooden single beds (not zip & link) with duvet, throw and comfortable pillows, chair, bedside cabinets, in room tea and coffee making facilities With complimentary towels, shampoo / conditioner and body wash. Free unlimited usage of broadband Wifi and USB charging points. This room has traditional floorboards with rug coverings. (Please note that this room cannot be made up as a double bed).
Normally for 4 persons, but also available as a 2 or 3 person private room.
We have one family rooms, situated on the first floor. Enjoy woodland garden views with the How, our free range ducks and glimpses of Silver How in the distance.
Facilities include 4 wooden bunk beds, chair, storage, a kettle and mugs. Free unlimited usage of Wifi and USB charging points. A travel cot is available on request. This room is fully carpeted.
Normally for 6 persons, but also available as a 4 or 5 person private room.
Discounts available for children 10 yrs or younger
Both of our large family rooms are situated on the first floor enjoying woodland garden views with the How, our free range ducks and either glimpses of Silver How in the distance or views across our front garden and the distant Fairfield range.
Facilities include 6 wooden bunk beds, chair, storage, a kettle and mugs, plus a hair drier in the bathroom (room 7 only). Free unlimited usage of broadband Wifi and USB charging points. A travel cot is available on request. These rooms are fully carpeted.
It is possible to book all 7 rooms for a private group with up to 22 bed spaces.
We will normally expect a minimum of 2 nights to be booked for a larger private group.
All of our larger group bookings will also have some evening meals provided. Please see our group bookings in the downloads section below for further details and contact us directly for prices. You will need to consider booking at least 6-12 months in advance if you require specific dates.
Please note that our main house social spaces are also shared with our Bunkhouse guests.
You may book the Main house part of our property at New Year only as a sole use facility, self catered for a minimum of 3 nights. The bunkhouse will not be available at New Year and the property will be for your private use only. No staff will be present for the duration of your stay. The owners may be present in their own private quarters.
You may bring your own alcohol as he bar will not be operational. We do ask that you keep all external noise to a minimum and no fireworks. Grasmere has several good firework displays. These can be observed from the property itself or at a suitable vantage point in the village.
With heating supplied by our biomass boiler and ample hot water in powerful showers you will always be warm and comfortable.

Our Dining room can accommodate up to around 40 people with a personal service. Bar with local draught beers and lager plus a wide selection of other beers, cider, wines and spirits Fresh coffee roasted by Carvetii. Wood burning stove and easy chairs. Good music selection.
A smaller, warm and comfortable lounge for privacy, a quiet read or perhaps that all important sports match on the TV. DVD’s are aslo available.
Browse through the local information literature or just chill out on the comfortable seating. Board games also available.
Feel free to take a drink or your meal outside to enjoy the view or to watch the evening bats. We ask that you do not smoke in the grounds.
The guest kitchen is available for use between 7.30am and 10.00am and form 3.30pm until 11.00pm. (During winter months we may open and close at different times)

We have a dedicated guest only superfast broadband connection recording download speeds of up to 25mb/s.
We do not guarantee good access from every room at all times, but you will find an excellent connection in all of the social spaces.
You may park in our car park from 3.30pm on the first day of your stay until 10.30am on the morning of your departure.
We can only guarantee parking for one ordinary sized car per room booked. Or one ordinary sized car per 3 persons if a group larger than 4 people.
Additional parking is available at a nearby farm and at Easedale car park near Lancrigg. Please ask for more details.
We reserve the right to implement surcharges for larger vehicles, excessive number of vehicles or vehicles left at other times than above.
Please note that our electric car charging facility is currently unavailable.
We have a large drying room with 24hr heating plus a dehumidifier to extract excess water vapour. A boot dryer is also available on request. You will also find heated towel rails in the Bunkhouse and in all en-suite rooms. We do not offer any laundry services (these can be found in Ambleside and Keswick)
Our bike storage is freely available in a secure and dry store. Please let us know in advance if you are planning to bring bikes or other large items to be stored when staying at Thorney How

We are able to store luggage before check-in or after check-out. We are a regular pick up point for Sherpa Van and Packhorse for Coast to Coast travellers. Please be aware of our day time closure between 10.30am and 3.30pm. Our porch entrance will be open during the day.
Groups are welcome at Thorney How. A short walk from the busy Grasmere village and nestled quietly under a mountain we have the best of both worlds right outside our door.
School groups, outdoor activity groups, special interest groups, family occasions and celebrations or just a holiday call us and let’s talk. Whatever it is your group may require we will always go 110% to meet your needs. Some group events / activities may incur additional charges.
We can cater fully for your needs or if you prefer to cook for yourselves we have self catering facilities or mix and match whatever suits you. Please note: for all larger group sizes over 12 our facilities are not appropriate for self catering.
We also have an alcohol licence for those old enough to consume our local beers and fine wines. We ask all guests not to bring or consume their own alcohol whilst at Thorney how.
All groups are required to leave a holding deposit on arrival against breakages or failure to comply with our Terms & Conditions
Please note: Thorney How specialises in catered group accommodation. All groups with 13 or more staying will only be offered rates that include breakfasts and at least one evening meal per stay.

All weekend bookings are given preference for those booking a minimum of 2 nights accommodation.
When you book online with us we will take your card payments online – your details will be passed to us securely. You will receive an e-mail confirmation of completed payment. We are fully GDPR and PCI DSS compliant.
Please contact us directly if you wish to check your transactions or make a payment via phone. All booking enquiries are provisional until receipt of a deposit payment usually for the first nights accommodation or 25% whichever is greater.
For all 3rd party bookings you may need to speak to the 3rd party booking agent about your payments or any changes to your booking.
